Who operates the Toolkit

The FSBO Seller Toolkit is offered by Josh Rinier, REALTOR®, and Puffer Morris Real Estate Inc. It provides self-service resources for independent sellers in Central Pennsylvania.

Using the Toolkit and information collected

Guests can browse the resources, accept the terms, and try the tools without creating an account. Guest activity and terms acknowledgment are limited to the current session; saving work for later requires an account.

Registration requires your first and last name, email address, phone number, and property street address, including unit if applicable, city, state, and ZIP code. You may optionally provide a different mailing address and a contact preference. The Toolkit may save worksheets, goals, focus selections, and completion progress that you choose to keep in your account.

Account-related information also includes a hashed password, essential session cookies, server security and login records, and one-time hashed account-recovery tokens. Account-recovery messages are sent through the configured Google Gmail SMTP service. This describes the configured service, not a guarantee that a particular email is delivered.

Hosting, storage, and access

The website is hosted by Replit. Account information and saved plans are stored in the existing PostgreSQL database. Josh can review registration profile details through owner-only administrative access. Ordinary sellers cannot access another seller’s account or saved work. This notice does not promise that the operator is unable to access stored worksheets.

Contact and marketing

Creating a Toolkit account does not enroll you in marketing. Any optional marketing permission is unchecked by default. Using a worksheet does not trigger CRM outreach. Public FSBO inquiry intake is currently held; you can choose to contact Josh directly by phone or email instead.

Your choices and privacy questions

You can edit your profile, contact details, and property information, export your plan, or deliberately clear the saved plan. Clearing a plan does not delete your account, backups, server records, or copies you previously exported.

There is no self-service account-deletion option. For an account-removal request or other FSBO Toolkit privacy question, email josh@joshriniersells.com or call (717) 341-7713. The email subject “FSBO account privacy request” is optional. You may also contact the brokerage office at (717) 299-3433.

Do not enter bank details, Social Security numbers, or private records about other people in Toolkit fields.
