An X means brokerage assistance is not provided as part of self-representation; owners can arrange services independently. A checkmark refers only to services agreed in writing with Josh Rinier and Puffer Morris Real Estate Inc. Brokerage services and compensation depend on the written agreement. Compensation is negotiable.

First, the essentials

Selling without listing representation means you control the decisions—and coordinate the work. This free guide helps you understand the steps, compare support options and ask better questions before deciding what to do. There is no pressure to list with an agent.

01 / FSBO FIELD NOTES

Choose the kind of help that fits

The free FSBO Seller Toolkit is the self-service workspace for your worksheets, checklists and planning estimates. The separate FSBO Backup Plan is an option to discuss brokerage support if you decide you want help. You can also ask a property-specific question or request a short conversation. None is a promise of a buyer, price or outcome.

  • Use Toolkit checklists and worksheets as a guest after agreeing to the educational terms.
  • Ask for an explained comparable-sales review before setting an asking price.
  • Use the Toolkit net-proceeds calculator to list assumptions; confirm actual costs with the settlement provider.

02 / FSBO FIELD NOTES

Set a price from evidence, not a single online number

Look at recent closed sales that genuinely resemble the property, then account for condition, updates, location and current competition. An asking price is a marketing decision; an online estimate or broker discussion is not an appraisal or guaranteed sale price.

  • Check sale dates, property type, size, features, location and condition.
  • Separate active listings from completed sales; they show different things.
  • Revisit the plan when buyer feedback or new market evidence changes.

03 / FSBO FIELD NOTES

Plan for people, safety and required information

Decide how inquiries will be screened, how appointments will be confirmed and who may enter. Pennsylvania sellers may have disclosure obligations depending on the property and transaction. Do not assume that selling by owner removes those responsibilities; ask a Pennsylvania real estate attorney about your circumstances.

  • Use a consistent inquiry process and avoid sharing access codes publicly.
  • Consider having another adult present and keep valuables and personal records secure.
  • Describe known condition accurately and verify which forms or notices apply.

04 / FSBO FIELD NOTES

Compare offers and plan the path to closing

The highest offered price is not the only term to compare. Financing, contingencies, deposits, requested dates, included items and the buyer's ability to perform all matter. A written contract creates obligations. Have a qualified Pennsylvania attorney review terms you do not understand; a title or settlement professional can explain closing logistics.

  • Ask how financing and proof of funds will be evaluated.
  • Track deadlines and responsibilities in the signed agreement.
  • Confirm title, payoff, deed, tax and settlement questions with the appropriate professionals.

Ask a question about selling by owner

Contact Josh directly by email or phone to discuss this resource. Online request forms are not available yet. A conversation does not confirm an appointment or create a listing agreement.

Straight answers

FSBO questions homeowners ask

Can I sell by owner and still ask an agent questions?

You may ask about limited, specific real-estate guidance, but the scope, fees, representation and responsibilities must be agreed in writing before services begin. A consultation request does not create an agency relationship or require you to list.

Do I need to disclose known problems when selling by owner in Pennsylvania?

Pennsylvania disclosure requirements can depend on the property and transaction, and exceptions may apply. Do not assume FSBO status removes disclosure duties; ask a Pennsylvania real estate attorney about the facts of your sale.

How should I screen buyers and arrange showings?

Use a consistent process, confirm identity and appointment details, avoid publishing entry codes, secure medication, valuables and personal records, and consider having another adult present. A real estate professional can discuss showing procedures but cannot guarantee safety.

Is an online estimate enough to set my price?

An online estimate is a starting reference, not a buyer's offer or appraisal. Compare relevant closed sales, property condition, updates and active competition before choosing an asking strategy.

What does a free FSBO consultation commit me to?

A requested consultation is a conversation, not a listing agreement or promise to buy, sell or hire anyone. Any later brokerage services or compensation require a separate discussion and agreement.

Which Central Pennsylvania areas does this guide cover?

The guide is written for homeowners in Lancaster, York, Dauphin and Lebanon Counties, including their cities, boroughs, townships and nearby communities. Municipal requirements can differ, so confirm the property's actual municipality.
