About these resources.

Josh Rinier, REALTOR®, and Puffer Morris Real Estate Inc. provide the FSBO Seller Toolkit as free educational and planning resources for homeowners selling independently. These terms cover the self-service website tools, guides, checklists, worksheets, templates, calculators, examples, downloads, and materials generated or exported from them. The separate FSBO Backup Plan is an optional opportunity to discuss alternatives if your independent sale or goals change, not part of this self-service workspace. Any later brokerage engagement is handled separately through a written representation agreement with the brokerage.

No representation or brokerage engagement.

Accessing the resources, creating an account, saving your work, or requesting information does not by itself create an agency, fiduciary, or brokerage services relationship with Josh Rinier or Puffer Morris Real Estate Inc. In providing these resources, we are not acting as your listing agent, seller’s agent, or transaction licensee. We do not undertake to market your property, screen buyers, arrange showings, negotiate offers, prepare contracts, manage deadlines, or coordinate closing on your behalf. If you choose to engage us as your seller’s agent, that engagement is handled separately through a written representation agreement with the brokerage. Any duties arising from an existing agreement or imposed by law remain in effect.

Pennsylvania Consumer Notice.

You can find the Pennsylvania Consumer Notice in Important Disclosures, Forms, and Notices, linked in the website footer. It explains the types of brokerage relationships available in Pennsylvania and the duties licensees owe consumers. Agreeing to these toolkit terms is separate from acknowledging receipt of the Consumer Notice.

Your use and decisions.

You may use, adapt, print, and share these resources as you see fit for the lawful sale of your property. Keep this notice with any toolkit documents you distribute. You are responsible for what you enter, change, publish, share, or rely on. Do not identify Josh Rinier or Puffer Morris Real Estate Inc. as your representative or imply that we approved your listing, advertising, or transaction unless the brokerage has expressly authorized that statement.

You are responsible for verifying property facts and marketing claims, securing rights to photos and other content, complying with applicable advertising and disclosure requirements, managing inquiries and showing access, and evaluating offers and buyers. You are also responsible for any documents you sign or distribute, any money you accept or pay, and the terms, deadlines, and closing arrangements you agree to.

Estimates and professional advice.

The resources are general educational information. They do not provide an appraisal, property-specific valuation, inspection, settlement statement, or legal, tax, financial, lending, or insurance advice. Calculators and worksheets use the information and assumptions you enter. Their results can change with the price, financing, payoff, expenses, timing, or terms of the sale. Independently verify information before relying on it. Consult the appropriate qualified professionals for your property and transaction, particularly before signing an agreement, making a disclosure, accepting funds, or relying on a proceeds estimate.

Availability and warranties.

To the extent permitted by law, the resources are provided as available and without warranties of accuracy, completeness, availability, or fitness for a particular purpose. We do not guarantee a sale, sale price, savings, timeline, buyer performance, or closing outcome. Third-party links and resources are provided for convenience. Independently evaluate any outside information, provider, or service you choose to use.

Limitation of liability.

To the fullest extent permitted by applicable law, Josh Rinier and Puffer Morris Real Estate Inc. are not liable for losses, damages, or claims to the extent they result from your independent decisions, inaccurate inputs, changes to or distribution of the resources, failure to verify information, or the independent acts of a buyer, visitor, or third party. To the extent permitted by law, we exclude liability for indirect, incidental, special, or consequential damages arising from use of the resources, including lost profits and lost sale opportunities. Nothing in these terms limits liability for fraud, intentional misconduct, recklessness, or any other liability that cannot lawfully be limited. These terms do not waive any rights or duties that applicable law makes nonwaivable.

Accounts and contact information.

If you create an account or request a reply, please review the FSBO Privacy Notice for how your information is handled. Avoid entering bank credentials, Social Security numbers, or confidential third-party records into the tools. Agreement to these terms does not enroll you in promotional emails, calls, or texts.
