First, the essentials
A useful pricing discussion explains its assumptions. Share the address and the details you know; Josh can review relevant comparable sales, condition, updates and current competition and discuss an estimated range. It is not an appraisal, a buyer offer or a guaranteed sale price.
01 / FSBO FIELD NOTES
What makes a comparison useful?
A sale is not relevant only because it is nearby. Property type, location, size, layout, lot, condition, updates and the date of sale all affect how much weight it deserves. Active listings help describe competition but are not completed sales.
- Compare similar homes and note meaningful differences.
- Prefer recent data when it reflects the same market conditions.
- Do not treat tax assessment or an automated estimate as a current sale price.
02 / FSBO FIELD NOTES
Give condition and updates context
Public records and listing photos may not capture deferred maintenance, additions, systems, permits or recent work. Notes help frame the discussion; a real estate market review is not an inspection, appraisal or contractor estimate.
- Share major updates and approximate dates if known.
- Mention visible repair needs without sending private account or identity documents.
- Use qualified inspectors, contractors or attorneys for questions beyond real-estate market context.

Keep your options open
A market snapshot can inform an FSBO asking-price decision, a future move, or a decision to stay put. Requesting it does not create a listing agreement. Any later brokerage services or compensation would be discussed separately and agreed in writing.
- No obligation to list with Josh or Puffer Morris.
- No promise that a buyer will pay a particular amount.
- The written range is for discussion, not a formal valuation product or appraisal.

Straight answers
FSBO questions homeowners ask
Is the FSBO market snapshot free?
The initial market-review request is offered without charge or obligation. A request does not require you to list or hire brokerage services.
What should I provide for a useful review?
A property address and known details about condition, updates and features help identify relevant comparisons. Do not submit passwords, financial account numbers or private identity documents.
Is the review an appraisal?
No. It is a real-estate market discussion and estimated range, not a formal appraisal, inspection, guaranteed price or buyer offer.
Can I still sell by owner after asking for a review?
Yes. Asking for information does not commit you to a listing agreement. Discuss any requested service and compensation separately before work begins.
