First, the essentials

A net estimate is only as useful as its assumptions. Enter your own figures, leave unknown costs blank, and ask the lender and settlement provider for current amounts. This calculator runs in your browser; it does not save or transmit the values.

Private browser worksheet

Enter your own assumptions

Enter nonnegative estimates. Blank costs count as zero, so the displayed number can be incomplete. Values stay in this page and are not included in the optional contact form.

Estimated proceeds before income-tax consequences and unentered adjustments

Enter a sale price

This is arithmetic using only your entries—not a settlement statement, payoff quote, tax estimate or guarantee. Ask the lender and settlement professional to verify actual payoffs, transfer-tax allocation, fees, prorations and credits. Ask a tax professional about income-tax consequences.

01 / FSBO FIELD NOTES

Use actual estimates when you can

The calculator subtracts the amounts you enter from the estimated sale price. It does not know your mortgage payoff, lien status, tax prorations, title charges, transfer-tax allocation, repairs, moving costs or negotiated brokerage compensation.

  • Request a dated payoff statement from each lender or lienholder.
  • Ask the settlement provider which costs apply and who pays them under the proposed contract.
  • Enter compensation only if you have agreed to it or want to model a possible amount.

02 / FSBO FIELD NOTES

Keep unknown and tax items visible

A worksheet is not a closing disclosure or tax calculation. Income-tax consequences, credits, prorations, municipal requirements and lender charges may change the final amount. Have the settlement provider reconcile the transaction and consult a tax professional about tax effects.

  • Do not assume a countywide transfer-tax figure applies to every municipality or transaction.
  • Model more than one sale price or cost scenario when useful.
  • A negative result means the entered costs exceed the entered price; it is not a payoff quote.

Straight answers

FSBO questions homeowners ask

Does the worksheet save or send my numbers?

No. The calculations run in your browser and are not included in the optional contact form. Do not put account numbers or private financial details in a message.

Does the result predict my exact closing proceeds?

No. The result is an estimate based only on the amounts you enter. A settlement provider must confirm actual payoffs, prorations, fees, taxes and contract allocations.

Should I include a real estate commission in a FSBO estimate?

Enter a compensation amount only if you want to model one or have agreed to it. Any brokerage compensation and services must be discussed and documented separately; no amount is assumed by this worksheet.

Does the worksheet include capital-gains or other income tax?

No. It is not tax advice and does not estimate income-tax consequences. Ask a qualified tax professional about your circumstances.
