Before pricing

  • Confirm the correct property address, parcel and municipality.
  • Gather available ownership, tax, utility and improvement records.
  • Compare relevant closed sales and current competition.
  • List known condition issues and check which disclosures apply.
  • Ask the settlement professional for a preliminary list of cost items.

Before marketing and showings

  • Prepare accurate photos and property facts without overstating features.
  • Choose a consistent inquiry and appointment-confirmation process.
  • Do not publish keys, entry codes, alarm details or sensitive documents.
  • Secure medication, valuables, firearms, mail and personal records.
  • Plan for occupants, pets, children and another adult to be present if desired.

Before accepting an offer

  • Review price, financing, proof of funds, deposit, contingencies and dates.
  • Confirm fixtures, appliances, personal property and possession terms.
  • Ask a Pennsylvania attorney about contract terms you do not understand.
  • Record deadlines and the person responsible for each next step.

Before closing

  • Confirm title, payoff, deed and settlement requirements with the professionals.
  • Ask how transfer taxes, prorations and charges are allocated by the contract.
  • Keep receipts and written notices in the transaction file.
  • Confirm keys, utilities, occupancy and final condition in writing.

General organization only. It is not legal, tax, inspection, safety or settlement advice. Confirm requirements for your property and transaction with qualified professionals.

01 / FSBO FIELD NOTES

Before you set the asking price

Build a simple property file before selecting a number. Reliable details help you compare relevant homes and answer buyer questions consistently.

  • Gather the deed or ownership paperwork, tax bill, utility information and available improvement records.
  • Confirm beds, baths, finished area, lot details and property type; correct errors where possible.
  • Review recent comparable closed sales and current competition with clear notes about differences.
  • List known condition issues and updates; ask counsel which disclosure documents apply.

02 / FSBO FIELD NOTES

Before the first showing

Decide who can approve a showing, how appointments will be verified and how the house will be secured after a visit.

  • Set showing hours and a confirmation method; do not post lockbox or alarm codes publicly.
  • Secure medication, firearms, financial papers, keys, valuables and identifying documents.
  • Plan how pets, children, occupants and other visitors will be handled.
  • Use a written inquiry log and a consistent, fair screening process.

03 / FSBO FIELD NOTES

When an offer arrives

Compare the entire written offer rather than focusing only on the headline price. Ask professionals to explain unfamiliar terms before accepting or countering.

  • Review financing, proof of funds, deposit, contingencies, inspections and requested dates.
  • Record what fixtures, appliances or other items are included or excluded.
  • Have a Pennsylvania attorney review contract language or legal questions.
  • Do not treat a verbal promise or preapproval letter as a guaranteed closing.

04 / FSBO FIELD NOTES

After the agreement is signed

A signed contract has deadlines and assigned responsibilities. Coordinate the settlement file early and keep copies of notices and receipts.

  • Confirm title search, payoff information, deed preparation and settlement contacts.
  • Track inspection, financing, title and other contract deadlines.
  • Ask the settlement professional about transfer-tax allocation, prorations and final figures.
  • Confirm keys, possession, utilities and final condition in the written agreement.

Yes. The checklist is available on the page and can be printed or saved as a PDF without a form submission.

Does this checklist tell me which Pennsylvania disclosure forms to sign?

No. It reminds you to verify applicable disclosure duties, but it is not legal advice. Ask a Pennsylvania real estate attorney which requirements apply to your property and transaction.

Does following the checklist guarantee a sale?

No. It is an organizational aid. Buyer interest, price, financing, inspections, title and contract performance are not guaranteed.
