First, the essentials

Selling independently does not mean handling every specialty alone. You can choose which tasks to do yourself and when to involve an attorney, settlement provider, inspector or real estate professional. Confirm the scope and cost of any help before relying on it.

01 / FSBO FIELD NOTES

1. Confirm ownership, facts and goals

Gather current ownership and property information, identify everyone whose signature may be needed, and decide the timing and outcome you want. A relative, bill payer or occupant may not have authority to sign. Ask an attorney or title professional about ownership and signing authority.

  • Set a realistic timeline and occupancy plan
  • Gather improvement and system records
  • Keep private documents secure

02 / FSBO FIELD NOTES

2. Research price and prepare the home

Review relevant closed sales and active competition, then account for the actual condition and planned preparation. An estimate is not an appraisal or guaranteed sale price. Ask the municipality or qualified contractor about permits or approvals for proposed work.

  • Separate necessary maintenance from optional upgrades
  • Check facts in public records
  • Ask legal counsel which seller disclosures apply

03 / FSBO FIELD NOTES

3. Market and manage inquiries safely

Prepare accurate property information and a showing procedure. Use consistent communication, confirm appointments, avoid publishing access information and protect occupants' privacy and belongings. No process can guarantee a visitor's identity or safety.

  • Screen inquiries consistently and lawfully
  • Document appointments and follow-up
  • Do not leave keys, medications or personal papers accessible

04 / FSBO FIELD NOTES

4. Evaluate written offers and coordinate closing

Review price with financing, contingencies, deposits, deadlines, requested repairs, possession and included property. A signed agreement is binding; consult a Pennsylvania attorney about legal terms. Confirm payoffs, title, deed, tax allocation, prorations, utilities and closing instructions with the settlement provider.

  • Compare the full terms, not only the price
  • Track contingency and settlement dates
  • Do not promise a closing date or remote signing until professionals confirm it

Straight answers

FSBO questions homeowners ask

Can a buyer's agent represent the buyer in a FSBO sale?

A buyer may work with an agent under a separate agreement. Ask the parties to clarify representation, compensation and transaction roles in writing; do not assume the seller has representation.

Who prepares the purchase agreement?

The parties should use qualified professional guidance for the agreement and legal terms. A real estate conversation is not legal advice; consult a Pennsylvania attorney about drafting or interpreting a contract.

When should I contact a title or settlement company?

Early enough to confirm title requirements, payoffs, deed and closing logistics. The settlement professional can explain the file and estimated charges, but legal questions should go to an attorney.

Can I show the home before an offer is fully financed?

You control whether and how to arrange showings, but verify identity and use a consistent safety process. Financing is a separate question; obtain and assess buyer documentation with appropriate professional guidance.
